Philosophy

Our mission statement is instilled in each and every one of our employees and is utilized as a guideline for providing daily services. WFL ensures a hands-on, pro-active approach in managing our properties, which creates an advantage over our competitors. We are always in tune with the needs of both the property and its' residents.

Controlling Costs

WFL utilizes a vast portfolio of vendors who service Fairfield and Westchester Counties. This ensures that we receive competitive pricing on a continuous basis.Daily property inspections ensure that sub-contractors are fulfilling those obligations outlined in the contract specifications. This is just one of many essential components of the hands-on management style that we promote.

Financial Reporting

Our financial reports are completed on the latest version of Yardi Property Management Software and include an abundance of relevant information that will prove to be an integral component in the successful operation of your property. With state of the art computer skills, we can tailor any report to suit the needs of your property.

Monitoring the rent roll and timely collections of rental income is just one of our many roles. Cash flow analyses will be provided on a periodic basis to help facilitate the monitoring of your investment.

Our reporting package is easy to follow and provides a complete analysis of the properties activities during the period in question. It is guaranteed to be accurate, complete and submitted within the time frame allotted in the management agreement.

The report will contain an easy to follow balance sheet, income statement, check register, expense register, bank reconciliation and general ledger. You will know what revenues were earned by the property and what was expensed with full detail.

Education

WFL views education as a key essential trait of a successful property service company.

We require our property managers to have a college degree and hold the RPA certification acquired through the BOMA organization. This ensures us complete professionalism and enhanced skills in dealing with today's issues.

Project Management Objectives

WFL welcomes the challenge of projects to enhance your property. We can have entire complexes repainted, new roofs installed and new paving as another added benefit to our property management services.

WFL meets all licensing requirements for Association Management and is licensed by the State of Connecticut.

Through our property management services, we have built significant relationships with local contractors. These contractors provide us with discounted pricing due to quantity, quality workmanship and overall reliability to ensure a satisfactory result.

We will help you to achieve a realistic, cost-effective budget for the project and keep the client informed of all results and items that need guidance to complete the project within budget and on time.
